Best Home Staging Tips From Dan's Handyman Services

By Dan Heldt

We here at Dan's Handyman Services doing business in the greater Schaumburg, Illinois area, would like to offer some essential home staging tips when selling your home. You might think this falls under the category of common sense, but you’d be surprised at how often home sellers underestimate the potential return on investment albeit minimum. In fact, professional home staging can make a real difference if your goal is to receive top dollar when selling your home.

First of all, and this is probably the most important piece of advice I can give you right now, understand that the way you live in your home and the way you sell your home are polar opposites where the surroundings are concerned. From your perspective as the seller, feelings of warmth and happiness are evoked by the things we love; the usual comforts of home that tend to accumulate over the years. Looking at this from the buyer’s point of view, we have to realize that the whole point of staging the home is to appeal to their sense of emotion. In other words, buyers need to see themselves living in and enjoying the home.

So with this in mind, let’s take a closer look at the project at hand. A good start might be to think about model homes you’ve visited in the past or perhaps even featured homes you may have seen in a magazine. The objective will be to turn your humble home into a showcase property just by implementing a few simple home staging strategies. I’ll lay them out for you 1 to 10…

  1. Living Room: De-clutter and de-personalize. Remove any sign of pets when showing the house. Remove any unnecessary furniture to improve traffic flow throughout the room.
  2. Kitchen: Counter tops, cabinets and floors: Clean, clean and clean! Yes, you’ve got that right, these must be cleaner than ever prior to showing the property. Replace if “cleaner than ever” just doesn’t cut it. Don’t worry about replacement cost, it’s one of the better investments you can make if you want to set your home apart from the crowd. Don’t forget to remove clutter and excessive refrigerator magnets.
  3. Family Room: See item number 1 and also remember to turn on all lights when showing.
  4. Bathrooms: Again, clean from top to bottom as if your life depended on it, keep toilet lids down and decorate tastefully (think like a hotel manager).
  5. Closets: Remove all skeletons (just kidding)! Seriously these are spaces to be organized. Reduce storage items by at least half. Use high wattage lighting and remove all clutter from the floor and you’ll be golden.
  6. Remodeling: Need professional advice? Call DNM Remodeling, one of our sister companies. She’s the best!
  7. Dining Room: If your house includes a formal dining area, show it off. Meticulously clean hanging chandeliers, find a nice centerpiece and place settings for the table.
  8. Front Door: What can I say, first impressions are everything. It’s not a stretch to suggest that you should have the best front door in the neighborhood.
  9. Backyard: Power wash any patios and decks, a well kept, weed-free lawn shows very well.
  10. Parting Shots: Head on over to Dan’s Handyman Services for expert Home Staging advice. We’ll help you tie up any loose ends.
